Simple process

How a mortgage review works

No full application until you decide the path makes sense. Worth a look even if nothing changes.

Share the file

Income, credit, property, and timing — enough to understand the situation.

Map the lender lane

Prime, B-lender, or private — when each actually fits your file.

Decide next steps

A clear path before any application. No pressure to proceed.

Common questions

Straight answers

I'm self-employed. Can I still get a mortgage?

Yes — and it happens all the time. The key is showing lenders the real income picture, not just the number on your tax return. Bring your NOAs, T1s, business financials, bank statements, and any contracts. If write-offs have lowered your qualifying income, there are lenders who look at the bigger picture.

The bank said no. What now?

Don't just apply somewhere else and hope for a different answer. First, figure out why — was it income, credit, the property, or something else? Then we find the lender whose rules actually fit your situation. A bank decline isn't the end of the road, but the next move should be deliberate.

Are cottages harder to finance than regular homes?

They can be. Things like seasonal road access, well water, septic systems, and whether the place is winterized all matter to lenders. If you're buying a cottage, share those details upfront so you know which lenders will actually be comfortable before you make an offer.

Should I shop around at renewal, or just sign what my bank sends?

Your renewal letter is an offer, not your only option. Reviewing it well before the term ends leaves room to compare the rate, payment, penalty exposure, flexibility, and any reason to switch or restructure.

More questions (4)
Can I use my home equity to pay off debt?

Often yes, but it's worth thinking through. Rolling credit card debt into your mortgage can drop your monthly payments significantly — but if you stretch it over 25 years without changing spending habits, you could end up paying more interest overall. Let's look at the real numbers together.

What makes Muskoka mortgages different from the city?

Lots, actually. Rural services (wells, septic), private roads, seasonal access, waterfront properties, self-employed and seasonal income — these all change which lenders will say yes. A borrower who breezes through a city purchase can hit roadblocks on a cottage file.

How much does it cost to use a mortgage broker?

On most standard files, nothing — the lender pays the broker. If your situation calls for a private lender or a complex B-lender file, there may be fees, and you'll know those before committing. The initial conversation is always free.

What areas do you cover?

All of Muskoka — Bracebridge, Huntsville, Gravenhurst, Muskoka Lakes, Lake of Bays, Georgian Bay — and the rest of Ontario. Everything can be done remotely: calls, document sharing, e-signatures.
