Straight answers

I'm self-employed. Can I still get a mortgage?

Yes — and it happens all the time. The key is showing lenders the real income picture, not just the number on your tax return. Bring your NOAs, T1s, business financials, bank statements, and any contracts. If write-offs have lowered your qualifying income, there are lenders who look at the bigger picture.

The bank said no. What now?

Don't just apply somewhere else and hope for a different answer. First, figure out why — was it income, credit, the property, or something else? Then we find the lender whose rules actually fit your situation. A bank decline isn't the end of the road, but the next move should be deliberate.

Are cottages harder to finance than regular homes?

They can be. Things like seasonal road access, well water, septic systems, and whether the place is winterized all matter to lenders. If you're buying a cottage, share those details upfront so you know which lenders will actually be comfortable before you make an offer.

Should I shop around at renewal, or just sign what my bank sends?

Always compare. Your renewal letter is an offer, not your only option. Starting 3-4 months before your term ends gives you time to check competing lenders, negotiate, and see if switching or refinancing would save you money.

Can I use my home equity to pay off debt?

Often yes, but it's worth thinking through. Rolling credit card debt into your mortgage can drop your monthly payments significantly — but if you stretch it over 25 years without changing spending habits, you could end up paying more interest overall. Let's look at the real numbers together.
